What people ask for in Níjar
Níjar spreads its residents across 36 settlements over 599 km², according to the statistics of the Junta de Andalucía (the regional government). Campohermoso, with about 8,600 inhabitants, and San Isidro, with about 7,400, are bigger than the village of Níjar itself, which has around 2,300. More than 6,000 people also live in scattered homes in the countryside, outside the settlements.
Tomatoes are the municipality's main irrigated crop, with about 2,800 hectares in 2023. That is why the most likely briefs are agricultural buildings and fruit and vegetable packing warehouses. A building linked to the farm goes through a municipal licence, as an ordinary use of rural land (suelo rústico) (art. 21 of Andalusia's planning act, Ley 7/2021 (LISTA)).
A good part of the municipality lies inside the Cabo de Gata-Níjar Natural Park, where the PORN and the PRUG (the park's natural resources plan and use and management plan, Decreto 37/2008) also apply. On rural land in the park, building or renovating a structure needs authorisation from the regional environment department (Consejería de medio ambiente). New greenhouses are only allowed in the C2 zones, and the PORN bans installing prefabricated and portable homes.

Questions about Níjar
What permits do I need for building work in Las Negras, San José or Agua Amarga?
A building licence (licencia de obra) or a responsible declaration (declaración responsable) from Níjar town hall. On rural land in the natural park you also need authorisation from the regional environment department to build, renovate or increase the volume. This is covered by section 5.3.10 of the PORN, and before designing we check which zone the plot falls in.
Which local plan applies in Níjar?
The current local plan (PGOU) is based on the consolidated text approved in 1997, partly adapted to the LOUA (Andalusia's previous planning act) in 2009. In December 2025 the town hall put the drafting of a new plan out to tender, with a 36-month deadline. While it is in progress, we study each plot against the current plan and its amendments.
Can I build next to a dry riverbed (rambla) in Níjar?
You need prior authorisation from the Junta if the work falls in the policing zone (zona de policía), the 100 m beside the channel. The Morales, Pozo de los Frailes and Las Negras ramblas are among the Junta's areas of significant flood risk. We check this in the feasibility study, from €250 + VAT.
