House extension: upper floor, porch or garage
The design to extend a house costs from €1,800 + VAT, and the usual range is €2,200 to €5,000 depending on the new floor area and whether the existing structure has to be reinforced. Before we draw anything, we check how much you can extend under the buildable floor area and plot coverage allowed by your municipality's local plan (PGOU).

What the regulations say
An extension increases the built floor area, so it always needs a building licence (licencia de obra) under articles 137 and 138 of the LISTA, Andalusia's planning act. If there is already an extension built without a licence, it has to be regularised first.

Questions about house extension
How much can I extend my house?
That is set by the buildable floor area and the maximum plot coverage for your plot in the local plan. Many houses in the Poniente (western Almería) still have room to go up, but it has to be checked case by case.
Can my house take a second storey?
The foundations and the structure have to be checked. We do that in the feasibility study and, if necessary, we ask for trial holes before committing to a quote.
I have an enclosed porch with no licence. Can I extend?
