Home renovation design in the Poniente (western Almería)
A full renovation design costs from €1,400 + VAT, and the usual range is €1,800 to €4,500 depending on floor area and whether you touch the structure or the façade. If the works are simple and do not change the layout in any major way, a technical report (memoria técnica) is enough for the responsible declaration (declaración responsable), from €300.

What would your renovation cost?
Building cost, fees and town hall paperwork by the area you renovate and how far the work goes. It works for flats, houses and commercial units.
Build cost assumptions per square metre, taken from quote platforms (Cronoshare, Habitissimo and Trustlocal): light refresh €170 to €280, mid-level renovation €260 to €470 and full renovation €500 to €750. Fees excluding VAT: technical report from €300, renovation design from €1,400. Town hall paperwork and construction tax (ICIO) at around 4% of the build cost. These are orders of magnitude: the fixed figure comes after the visit.

What the regulations say
In Andalusia, works on existing buildings on urban land that do not change the plot coverage, the height, the buildable floor area or the number of homes go by responsible declaration (article 138 of the LISTA, Andalusia's planning act). If the renovation affects the structure or the façade, or increases the floor area, the town hall requires a licence with a full design.

Do I need an architect to renovate my house?
To change tiling, floors or the kitchen without touching the layout, normally not. As soon as the works touch the structure or the façade, change the layout or extend the house, the town hall requires a qualified professional, and it is worth having one so that you do not pay for the works twice.
Do I need a licence or a responsible declaration?

How much does a renovation design cost in Almería?
