Parcela Guardias Viejas: what to check before buying a house near the sea
A bargain near the beach that turned out not to be one: what a pre-purchase report looks at.
The brief
A buyer wants an old house on a plot of rural land (suelo rústico) near Guardias Viejas, at a good price, with an extension that does not appear in the title deed.
Our proposal
- How the land is classified in the El Ejido local plan (PGOU).
- We check whether the plot lies in the coastal influence zone, where the time limit for acting against an extension built without a licence never runs out.
- We compare the title deed, the Catastro (the property tax register) and what is actually there, metre by metre.
- We estimate what it would cost to regularise it, if that is possible, and take it off the price.
